Denver Rent Increases in 2017 Were Even Worse Than You Thought

As we've reported, rent prices have finally started to moderate in Denver. But these shifts follow a long period in which rental costs continued to go up and up and up in the Mile High City's red-hot housing market. Even with recent improvements, rents for one-bedroom apartments during the course of 2017 have increased by well over 15 percent, a rate that's the third highest out of 100 large and mid-sized cities across the country.

The figures come from Zumper, whose December rent report crunches numbers from coast to coast.

The average one-bedroom rent in Denver for this month — $1,410 — lands in a tie for fifteenth-highest in the United States. That total isn't especially laudable, but it's not nearly as bad as those in the top seven cities, all of which suffer from median one-bedroom rents in excess of $2,000 per month. Indeed, San Francisco one-bedrooms go for a jaw-slackening $3,390 per month.

Then again, rents in SF have only gone up by 1.8 percent on a year-to-year basis, or less than one-eighth the pace in Denver. Indeed, there are only two cities tracked by Zumper where year-to-year rent for a one-bedroom have gone up more quickly than in Denver, and only by .1 percent and .2 percent, respectively. Moreover, the cost of rent in Denver is higher than in either of those places, or any other entrant in the top ten.
