It is a beautiful (and I would hazard to say, fairly typical) document of exactly what it takes to rehab a space into a suitable restaurant and covers everything from laying concrete and hanging drywall to where to pick up cheap coolers and what to do with the toilet in the office.
Before you sign that check for the "fixer-upper" property in the neighborhood that you've always thought would make a great bar/grill/falafel stand or what-have-you, take a look and see what you might really be in store for you.
