The median sale price for single-family homes in Denver was $673,000 last month, according to Redfin. That's up over 9 percent from January, and up 25 percent from COVID-lows in July 2020. Costs aren't much better in the rest of the state. The median closed price for detached homes in the broader Denver area was $650,000 in July, according to REcolorado.
Colorado was recently named the fourth most expensive state to buy a house by Redfin, with a median sale price of $607,000 in March. Meanwhile, nearly 90 percent of Coloradans say cost of living is a serious issue, and 72 percent of Denver metro residents are worried about being able to afford to live in the state in the future.
A few inexpensive homes do still exist in the Mile High City, however. Five detached single-family houses in Denver are currently listed for sale on Zillow for under $310,000 — less than half of the city's median sale price — though most of the properties come with some major caveats.
Here are the five cheapest homes for sale in Denver, with details from the original listings:
5. 527 South Bryant Street
Price: $309,950Bedrooms: 2
Bathrooms: 2
Square footage: 1,318
Year built: 1942
Days on Zillow: 45
This southwest Denver home is the undeniable highlight of this list. Photos show an extremely attractive front exterior, though it is contrasted by a rundown backyard and dark, dungeon-esque kitchen and bathrooms. Located in the Athmar Park neighborhood, the home is equal distances from Huston Lake Park and a temporary cold-weather homeless shelter.
4. 450 Raleigh Street
Price: $299,950Bedrooms: 3
Bathrooms: 1
Square footage: 490
Year built: 1923
Days on Zillow: 17
This tiny, century-old house is smaller than some studio apartments. It somehow boasts three bedrooms; however, two are "non-conforming and not of county records," so don't expect much in terms of closets and windows. The Barnum West property comes with a large backyard but plenty of needed renovations, with the listing describing it as "a true fixer-upper" — or "a great scrape."
3. 3333 North Colorado Boulevard
Price: $299,000Bedrooms: 0
Bathrooms: 1
Square footage: 1,727
Year built: 1940
Days on Zillow: 12
Who needs a bedroom at these prices? This property in the Clayton neighborhood was previously used as an office space, but the zoning allows for residential use. It has a bare-bones, mostly-open layout with space for a kitchen, though it lacks typical home appliances. You would also have to be cool with living next door to a payday loan business and a McDonald's.
2. 1600 South Sheridan Boulevard
Price: $299,000Bedrooms: 2
Bathrooms: 1
Square footage: 739
Year built: 1954
Days on Zillow: 31
A true mystery box: This listing includes only two photos — both of the front yard — and it states that the seller "has no personal knowledge of the condition of the home or its systems." The seller will also make no repairs or warranties, so whatever unknown horrors await inside will fall onto you. Not sold yet? The home in the Mar Lee neighborhood also sits directly on a busy five-lane street.
1. 1165 South Winona Court
Price: $245,000Bedrooms: 2
Bathrooms: 1
Square footage: 776
Year built: 1954
Days on Zillow: 142
The number-one most affordable house for sale in Denver is this Mar Lee property. It comes complete with fire damage and confirmed asbestos, with no repairs to be made by the seller. The condition is so bad that prospective buyers aren't even allowed inside for viewings "due to safety concerns." Hard to believe this gem has lasted over four months on the market without being snatched up!
