A mansion in Cherry Hills Village sold for a record-breaking $17 million on November 20, as first reported by BusinessDen. It’s the most expensive home sale in the Denver area this year, and the region’s most expensive on-market sale of all time.

The on-market record was previously held by Kroenke, after the Denver Nuggets president purchased a different Cherry Hills mansion for $15.75 million in August 2024. However, neither of the purchases quite reach the metro’s all-time record for priciest home sale. That prize belongs to former Denver Broncos quarterback Russell Wilson, who bought yet another different Cherry Hills mansion for $25 million in 2022 in an off-market deal.

But this latest sale is nothing to sneeze at. The estate at 4603 South Denice Drive is over 22,000 square feet and sits on 2.13 acres of land, according to the listing. It features six bedrooms, eleven bathrooms and numerous luxurious amenities.

The mansion spans three levels, complete with an elevator. In addition to the traditional living, dining and office rooms, the estate has a home theater, library, bar, piano room, professional-quality gym and even a golf simulator.

Outside, the property includes a tennis court, swimming pool, hot tub, cabana, children’s playground, and a heated driveway and courtyard.

A blue glass tile pool and infinity hot tub are highlights of the outdoor space.

The mansion is located off East Quincy Avenue and South Holly Street, near the Arapahoe Tennis Club.

Originally built in 2003, the mansion was completely remodeled after being purchased by Chicago-based Happy Hound Property LLC in 2016 for $5.3 million.

In my thirty years of selling Cherry Hills Village real estate, I’ve never seen a finer property.”

Happy Hound Property listed the estate for $20 million in April, dropping the price to $18 million one month later.

It was ultimately purchased for $17 million by 4603 South Denice Drive LLC. The LLC was formed in October by Northwest Registered Agent LLC, a business identity service headquartered in Washington, according to state records.
