Home prices in Colorado are getting Rocky Mountain high.

Two Colorado zip codes cracked the top 100 most expensive in the United States in 2025, marking the first time since 2017 that the state was featured on the annual list. The report from Property Shark ranked zip codes based on the median sale price of registered residential transactions closed between January 1 and September 30 of this year.

Both of Colorado’s priciest zip codes are located in Pitkin County: 81611 in Aspen and 81654 in Snowmass.

Aspen’s 81611 ranked 42nd nationwide with a median sale price of $2.8 million, according to the report. Snowmass’s 81654 ranked 67th, with a median sale price of $2.45 million.

Before this new ranking, the Aspen zip code was the only one in Colorado to ever make the top 100 most expensive list since the annual report began releasing in 2016. It placed 37th in 2017, with a median sale price of $2.09 million, but it was excluded from the list entirely from 2018 through 2024.

The Aspen zip code is also the location of a compound that was listed for sale for $300 million in August, attempting to break the record for the most expensive home sale in U.S. history. That listing did not influence this year’s ranking, as the report only includes closed sales and the property has not yet sold.

This year’s top 100 includes zip codes from fifteen states; 61 percent are located in California and 13 percent are in New York. However, the number one most expensive zip code is in Miami Beach, Florida, overtaking Atherton, California, after eight consecutive years of the latter being the priciest zip code in the country.

The lowest median sale price to make the top 100 is $2 million. Just five years ago, fewer than fifty of the most expensive zip codes had median prices that high. For the first time ever, ten zip codes have a median sale price of over $5 million.
