Welcome to the Revival on Platte installment of Room Service, a series that steps inside apartment complexes and other housing options. Previous installments included canyon-cut building One River North and micro-condo complex Residences at 135 Adams.

What: Revival on Platte, a new apartment complex in Sun Valley

Where: 2506 West Colfax Avenue

Cost: Rent starts at $1,485 for studios, $1,925 for one-bedrooms and $2,570 for two-bedrooms

Management: Greystar

The building:
Built by Mortensen, Revival on Platte opened in April right across from the home of the Denver Broncos, Empower Field at Mile High. The building sits at the intersection of the South Platte River trail and the Lakewood Gulch trail, an important detail for cyclists, joggers and pedestrians.

As Sun Valley undergoes a significant redevelopment by the Denver Housing Authority, Revival on Platte is an example of private developers buying into the area, as well. Much of the DHA properties are affordable or mixed-income while Revival on Platte is a luxury property.

“This is definitely one of the up-and-coming areas, where you just see more development happening around, so that's exciting,” says Greystar assistant community manager Samantha Chacon. “We're on the forefront.”

The 200-unit, eight-story apartment building is mostly made up of studios and one-bedroom units, but a limited amount of two-bedroom apartments are also available. According to Chacon, some of the one-bedroom units have dens that work as office spaces or guest rooms.

The building references bridges nearby and architectural elements on the indoor-outdoor skydeck, meant to look like steal beams supporting bridges over the South Platte. From the skydeck, people can see the Broncos' home at Mile High stadium, a great view of Denver’s skyline and the STEAM on the Platte complex, as well as Raices Brewing.

There is more hustle and bustle outside on the northwest side of the property, but the southeast side is quiet and connected to the river, according to Chacon. Nearby, there is access to multiple light rail stations and the Decatur-Federal station transit hub.

Throughout the property, artwork covers the walls, with paintings and art wraps curated by ArtLifting filling the space. According to Revival on Platte, around half of the art in the building was created by artists based in Colorado.

Parking costs $150. The property also has a fleet of electric vehicles through Envoy car sharing that are available for residents to rent at a discounted price, according to Chacon.

The inside scoop:
One-bedroom units range from 650 to 900 square feet and make up about half of the available apartments. Two-bedrooms range from the high 900s to low 1,100s in square footage, while the studios are 405 square feet.

Units at Revival on Platte all have their own washer and dryer and quartz countertops. Over half of the units have a balcony of some sort, according to Chacon. The lower floors have full balconies with cinder blocks, upper floors have metal-lined spaces and some studios have Juliet-style balconies.

Chacon says she appreciates the attention to storage space throughout the property, which has ample closets and stashed trash and recycling bin drawers to help save floor space.

Common areas at Revival on Platte are plenty with a lounge, outdeck deck and hot tub and grilling areas as well as a co-working space and speakeasy on the second floor.

The lounge has seating space, a convection oven, warming drawers and taps so residents can entertain with food and beverages; Chacon says the plan is to stock the taps with local brews, including beer and kombucha. The building has plans for several resident events such as Broncos watch parties, too, she says.

The lounge and outdoor patio will close at 10 p.m., but the co-working space, designed to be more peaceful, will be open 24/7.

“People work super early or burn the midnight oil, Chacon says. “There’s so much freelancing and remote work.”

The speakeasy is connected to the lounge through an unobtrusive door in the corner. Inside, the space is designed as a game room with a custom poker table (currently being built) and board games. Chacon says the speakeasy is a nod to the historic nature of the area, which contains many old buildings, and an homage to old Denver.

“The period of the time and lounges and speakeasies, they kind of go hand in hand,” she says.

The building has a gym on the first floor with garage doors that open to a landscaped area right in front of river trails. Chacon teases plans to partner with a local CorssFit gym to offer classes for residents in the gym space.

Residents also get access to a certain number of specialty coffee drinks, hydration stations, bike storage areas and ten pages of black and white printing per month when they move in, according to property management.
